Water Damage and Water Waste Both Start the Same Way: A System That Isn't Working Right

A Bay Area landscape only stays healthy if water gets exactly where it needs to go — and nowhere it doesn’t. That’s the whole job of an irrigation and drainage system, and it’s the only thing J&P Landscape does at this level of depth. We design and install complete systems for homes across Palo Alto, Menlo Park, Sunnyvale, Cupertino, Los Gatos, and the surrounding Bay Area, and we repair and manage the systems already in the ground — including ones we didn’t originally install. With 38+ years of combined experience and California Contractor License #963784, we’ve seen how Bay Area clay soil, seasonal drought, and microclimate shifts affect a system differently than they would anywhere else — and we build accordingly. Not sure which system fits your yard? Check our irrigation system guide.

Bay Area's Most Complete Irrigation & Drainage Services

Most companies install or repair. Very few do both — and almost none also handle the drainage work that irrigation problems so often expose. Here’s everything we cover, in one call.

Automated irrigation system installation on a Bay Area residential lawn

Irrigation System Installation

A new system is only as good as its design. We map your property’s zones, soil type, and sun exposure before a single pipe goes in the ground, so you get even coverage instead of dry patches and runoff. See our installation cost breakdown for exact pricing.

Drip irrigation system installed in a Bay Area garden bed

Drip Irrigation Installation

Drip systems put water directly at the root zone instead of spraying it into the air, which is why they use up to 70% less water than traditional sprinklers. That makes them the right call for garden beds, shrubs, and drought-conscious yards.

Sprinkler head installation and repair for a Bay Area yard

Sprinkler Services

Whether you need a full sprinkler layout for a new lawn or ongoing service for an aging system, we handle installation, head replacement, and zone adjustments so coverage stays even instead of patchy.

Irrigation system repair and leak diagnosis in San Jose

Irrigation Repair Services

A climbing water bill with no obvious cause is almost always a hidden leak, a stuck valve, or a failing zone. We diagnose the actual cause — not just the visible symptom — and fix it the same visit whenever possible.
French drain installation for Bay Area yard drainage

Drainage System Installation

Standing water doesn’t just kill plants — over time it undermines hardscaping and can affect your foundation. We design drainage solutions built for how Bay Area soil actually drains, not generic templates. If your yard floods every winter, our drainage guide covers why.

Smart irrigation controller for Bay Area landscape water management

Irrigation Management Services

A system that was perfectly tuned in spring can waste huge amounts of water by summer if nothing adjusts. Our management service keeps your schedule optimized year-round instead of set-and-forgotten.

38+ Years of Getting Bay Area Water Systems Right

Cheap components and rushed installs are why so many “new” irrigation systems fail within a few years. We build to last 15-20 years, using commercial-grade heads, valves, and controllers from manufacturers we trust — not whatever’s cheapest that week. As a fully licensed and insured California landscape contractor with 1,000+ completed projects and 11x Best of Houzz recognition, we’re accountable for the work long after the invoice is paid. And because irrigation, drainage, and drip installation are all handled by the same team, nothing falls through the cracks between separate contractors pointing fingers at each other.

Frequently Asked Questions

It depends heavily on system type and yard size. Basic sprinkler systems typically start in the low thousands, drip systems targeting specific zones cost somewhat less, and whole-property systems combining both run higher. We'll give you an exact number after a free site visit.

If your system is reliable overall and you're dealing with one or two isolated issues — a broken head, a stuck valve — repair is almost always the smarter, cheaper move. Replacement makes more sense when failures are frequent and spread across multiple zones.

Most sprinkler repairs run well under a few hundred dollars — a single head replacement is inexpensive, while valve or underground line repairs cost more depending on access. We'll always quote before we start.

Usually it's poor grading, compacted soil, or a drainage system that was never properly designed for your property's slope. It's fixable, and it's often the same root cause behind soggy planting beds.

Drip is better for garden beds, shrubs, and water conservation. Sprinklers cover open lawn area more efficiently. Most Bay Area yards end up using both — sprinklers for lawn, drip for planting beds.

At minimum, once before the dry season and once before winter. Seasonal adjustments catch small problems — a slow leak, a mistimed zone — before they turn into a much bigger water bill or repair.
