Sunnyvale Landscape Design That Starts With the City's Rules
A landscape designer in Sunnyvale should tell you what the city protects before drawing a single path. A tree with a trunk 38 inches around or more is protected, and removing one takes a permit filed at least 10 working days ahead. That is where our drawings start.
Based in San Jose and licensed as a California landscape contractor (#963784), J&P Landscape has been drawing and building Silicon Valley yards since 1984. In Sunnyvale that means one crew from the first sketch to the last plant. Houzz has named us Best of Houzz 12 times, and hold a 4.9-star rating from 93 Houzz reviews.
- What Shapes Every Design
Three Sunnyvale Rules Behind Every Plan
Trees the City Protects
Sunnyvale protects a tree with a trunk 38 inches around or more, measured 4.5 feet above the ground (Municipal Code Chapter 19.94). Removal needs a permit filed at least 10 working days ahead, and digging, grading or paving inside the dripline can count as damage.
- Trunks and driplines mapped before we draw
- Paving and trenches kept out of root zones
Water Rules for New Landscapes
Chapter 19.37 applies in full to a new single-family home with 500 square feet or more of new landscaping. A yard project at an existing home is exempt, but we still design to its choices: no turf and mostly low-water plants, or a water budget.
- Low-water planting from the first sketch
- Front-yard paving kept within the city's 50% limit where it applies
Valley Water Rebate
Valley Water’s Landscape Conversion rebate pays $2 per square foot to replace approved high-water lawn with low-water landscape, up to $3,000 for a single-family home by default. Approval and a written Notice to Proceed must come before any work or purchases, and funding is limited, so check eligibility first.
- Rebate steps lined up before work starts
- Build timed to the rebate's 90-day finish window
What We Design and Build in Sunnyvale
A Sunnyvale design is only as good as the crew that builds it, so the team that draws your plan is the team that installs it. That covers paver installation for driveways, walkways and patios, irrigation installation planned together with the planting, water-wise planting that fits the city’s water rules, and drainage systems that carry water away from the house and from the roots of protected trees.
Walls, steps, pergolas, lighting and planting all come from the same drawing, so the details line up when the work reaches your yard. If you are still deciding what the yard should become, our landscape design and consulting page explains how the design stage works before any build is priced.
Entries and Front Yards:
Patios and Backyard Gathering Spaces:
A backyard works when it fits how your household lives in it. We arrange seating, shade and planting around your routines, whether that means a dining patio, a fire pit corner or a quiet bench, and we plan drainage under the hardscape so water runs away from the house and the patio stays usable after rain.
Yards With Existing Trees:
Mature trees are worth keeping, and in Sunnyvale some of them are protected. We map trunks and driplines first, then draw paths, patios and irrigation around them. Often the right plan leaves the tree alone and changes what surrounds it, so a protected tree doesn’t turn into a permit problem halfway through the job.
- Our Process
Your Design Consultation, Then the Build
The consultation happens at your property, because trees, slope and drainage only show up on site. Here is what follows.
Walk the yard.
We measure, tag any tree near the protected size, read the slope, drainage and sun, and ask how you want to use the space.
Check the rules.
We confirm which tree, paving and water rules apply to your address, and whether a permit is needed, before anything is drawn.
Draw the plan.
Your design is drawn for your lot and a quote follows. We revise it with you until it fits how you live.
Build it.
The crew works from the ground up, putting in drainage and irrigation before paving and planting, and finishes with a walk-through together.
Approve the Drawing Before Any Digging
The drawing places every tree, path, patio and planting bed on your lot and notes the city rules that touch it, such as protected trees, front-yard paving limits where they apply, and the water-efficient planting choices behind the beds. You review the whole yard on paper, ask for changes and sign off before anything is built. The people who drew it are the people who build it, so nobody has to guess what the drawing meant. What you approved is what goes in the ground.
Serving Sunnyvale From Our San Jose Base
Our base is San Jose, and we design and build in Sunnyvale. Every project begins with a visit to your property, because trees, slope and drainage don’t show up on a map. We measure, mark any tree near the protected size, watch how water moves across the yard and note where the sun falls through the day.
That visit is what the whole plan rests on, so a design here never starts from a satellite photo. When you are ready, ask for a free quote and we will book a time to walk the yard with you.
