Drain Pipe Leak Detection San Jose: Trace the Leak to Its Source

Drain pipe leak detection in San Jose is a different job from the leak detection most plumbers sell. A plumber looks for a supply pipe inside your house. We look for the buried drain pipe in your yard that carries roof and surface water away from it. When that pipe fails, nothing shows on a water bill or inside a wall. The water simply turns up in the wrong place: a soggy lawn, a sunken strip of ground, a wet foundation.

J&P Landscape is a licensed California landscape contractor, and we have worked on San Jose yards since 1984. Here, leak detection means finding where a buried drain has cracked, pulled apart at a joint, filled with roots or sagged, then repairing only that section. We work on the landscape drains outside your foundation, from catch basins and downspout lines to French drains, as part of our yard drainage repair services. If the leak is in your home’s supply or sewer plumbing, that is a plumber’s job, and we will say so.

Which Water Is It? Reading the Signs by Where It Shows Up

A failed drain pipe, a broken sprinkler line, roof runoff and poor grading can all put water in the same yard. Where it shows up is the fastest clue.

Water on the Lawn

A soggy patch that stays wet for days after rain, or a strip that sinks along the line of the pipe, points to a leak. A low spot that pools in a storm and dries within a day or two is usually grade. A wet lawn in dry weather may be a broken sprinkler line, which needs irrigation repair  and not a drain fix, so we rule that out first.

Water Along the Foundation or in the Crawl Space

Standing water beside the house, or wet soil under it after heavy rain, is the sign to act on first. A leaking drain line, a downspout that dumps roof water at the wall and a yard graded toward the house can all cause it, so we check all three. Our guide to telling a drainage problem from a pipe leak shows how the signs differ.

Under Pavers, Patios and Paths

Pavers that have settled, a patio edge that dips or a path with a wet seam can mean a leaking pipe is washing soil out from beneath. Lifting hardscape is costly, so we locate the leak first.

Roots, Hillsides and Older Lots

Older San Jose neighborhoods have mature trees, and their roots find the steady moisture in a drain line. They enter through a crack or loose joint, then grow inside and widen it. On hillside lots, such as parts of Almaden Valley, Los Gatos and Saratoga, runoff moves fast and concentrates at drain outlets, so a small defect becomes a big one in a single storm. Our guide to what causes drain pipe leaks covers other causes, such as crushed pipe.

What You Can Check Before We Come

Turn the irrigation off for a day and see whether the wet spot dries. Run a hose into the yard drain or downspout drain and watch whether water leaves at the outlet or backs up. Photograph the wet area after rain and note how long it stays wet. If you are tempted to dig, USA North 811 marks buried utility lines for free.

What Happens If You Wait

A drain leak does not stay put. Water washes soil from around the pipe, which widens the damage and sinks the ground above it. Most San Jose rain falls in winter, so a leak that went unnoticed through the dry months often shows itself in the first big storm.

How We Locate and Repair the Leak

Detection comes first because it decides everything after it. We start with a camera on a flexible rod, pushed through the line from a cleanout, catch basin or drain inlet. The screen shows cracks, offset joints, roots, sags and debris. The camera head carries a small transmitter, so we follow it from above ground with a locator and mark the exact spot and depth. That is what drain pipe locating means in practice: your yard gets one marked dig point instead of a trench.

Some lines cannot be reached by camera, because of a crushed section or a missing cleanout. In that case we run a water test, sending water in at the inlet and watching where it shows up and where it does not. A perforated French drain is built to let water in, so we also confirm the pipe is doing that job and not losing water where it should not.

Repairs match what we find. A cracked or separated section is cut out and replaced with new pipe. Roots are cleared and the joint they opened is repaired. A blocked downspout line is cleared and flow-tested, and a failed catch basin or grate is rebuilt. When a pipe has failed in more than one spot, is crushed or has lost its slope, we replace the run, because repeated patching costs more than one proper fix. New pipe goes in at the correct slope on a gravel bed, and the surface is restored, whether that is sod, planting or pavers.

We also look for the cause, not just the hole. Roof water pouring straight into a downspout line, a grade that sends runoff toward the house or an irrigation zone that overwaters the area can all overload a drain. When the real fix is a change in how water is routed, we say so.

How We Find and Fix a Leaking Drain Pipe in San Jose

01

Walk the Water

We trace where water collects, where downspouts discharge and how the ground falls, and rule out irrigation and grade before blaming the pipe.

02

Camera and Locate

A camera runs the line while a locator marks each defect and its depth on the surface, so the leak gets one dig point.

03

Confirm and Explain

A water test confirms the failure point. Then we show you what the camera saw and lay out your options before any digging.

04

Repair and Retest

We call 811, dig only at the marked spot, replace the failed section, restore the surface and run water through it with you there.

What Drain Pipe Leak Detection and Repair Typically Cost in San Jose

Typical Bay Area market ranges put a camera inspection of a buried yard drain at roughly $200 to $600. A spot repair after the break is located often runs $1,000 to $5,500, depending on depth, pipe material and the surface above it. Replacing a whole run costs more and depends on its length. These are general planning figures, not a quote or offer; your price depends on what the camera finds.
Access moves the number most: pipe under lawn is simple to reach, while pipe under pavers or concrete adds lifting and restoring the surface. Finding one failed joint can spare you a full-run replacement. For a fuller breakdown, see our drain pipe leak detection cost guide.

Drain Pipe Leak Detection FAQs

A plumber handles pipes that carry water into or out of the house itself. A landscape contractor handles the buried drains outside it, the ones that move rain and runoff across your yard. If the wet spot is in the yard and your water bill looks normal, start with us. If it turns out to be plumbing, we will tell you.

No. We locate the pipe with a camera and a surface locator first, so digging happens only at the marked point. Where the line can be reached, a repair opens one small section of the yard, not a trench along the whole run.

Usually the line behind it is packed with silt, roots or leaves, has collapsed, or has a blocked outlet. Clearing it may fix the problem, but a drain that backs up again soon after points to a defect that only a camera run will find.

An accessible line is usually inspected in one visit. Long, branched or blocked lines take longer, because they have to be cleared before the camera can pass.

Roots usually enter through an existing crack or loose joint, not solid pipe. We clear them and repair that opening, which removes the way in.

Coverage varies by policy. Many policies exclude wear, root intrusion and gradual leaks while covering sudden damage, so ask your insurer before you file. Camera findings show where the pipe failed, which can help that conversation.
